Allenwood
Located off of Gum Tree Road, within walking distance to the north end shopping district.Allenwood offers seven single-family detached designs and four townhouse designs.

Greenwood Development Corporation, the creator of Palmetto Dunes and Palmetto Hall Plantation, designed the neighborhood over 15 years ago. It sits on approximately 450 acres that include a swim club with boat-ramp access to Palmetto Dunes’ 11-mile lagoon system, and an oceanfront beach club. Owners of Leamington villas, townhomes, and single-family homes can also utilize all of the amenities in Palmetto dunes.

The Legends
A brand new group of 119 luxury apartment homes on Union Cemetery Road at the north end of Hilton Head Island. The River Club
A private, gated community found along the deep waterfront of Broad Creek. The Seabrook
A non-profit, continuing-care retirement community located behind Holy Family Catholic Church at the island’s south end. Residents of the Seabrook own their own maintenance-free apartments and enjoy numerous amenities offered at the central community building, which includes a dining room, library, beauty and barber shop, activity rooms and auditorium. They are provided with health care as needed at the community’s 44-bed skilled nursing facility.

Sea Pines Plantation
One of the largest residential and resort plantations on Hilton Head, spanning 5,200 acres. The community is most famous for its three championship golf courses, including the Harbour Town Golf Links, home of the PGA Tour’s annual MCI Heritage. Sea Pines is also associated with the world-recognized Harbour Town Marina and its landmark red-and-white-striped lighthouse, built in 1969 to aid boats traveling on the Calibogue Sound. The marina hosts awe-inspiring yachts as large as 115 feet. Its charming shops, restaurants and outdoor activities are open to the public. Sea Pines has a lush, 605-acre forest preserve, access to five miles of Atlantic Ocean beaches, over 100 tennis courts, two security gates and numerous swimming pools. It is also the location of the South Beach Racquet Club, Sea Pines Racquet Club, Lawton Stables equestrian center, and restaurants and outdoor activities held at South Beach Marina Village.

Shelter Cove Harbour
The largest deepwater marina on Hilton Head Island. It encloses the end of Broad Creek at the island’s center, across Highway 278 from Palmetto Dunes Plantation. Shelter Cove is a major tourist attraction because it hosts impressive local and world-traveled boats and yachts, has many fine restaurants and shops, and is the site of some of the island’s signature annual festivals. Such events include HarbourFest, an annual summer-long celebration known for its fabulous fireworks displays every Tuesday night from May to August, and WineFest, the largest outdoor, tented wine-tasting event on the East Coast. Shelter Cove Harbour has 665 high-rise villas for rent and sale overlooking the marina.

Shipyard Plantation
Stretches across over 800 wooded and fairway-lined acres between Palmetto Dunes and Sea Pines. It offers serene residential living as well as a secluded location for vacationers renting property or staying at the popular oceanfront Crown Plaza Resort. The Van Der Meer Shipyard Racquet Club is also found within the plantation, offering 14 clay and six hard tennis courts kept in magnificent condition. Three nine-hole golf courses, recognized as some of the best in the country by the Champions Tour, are available to residents and visitors.

Singleton Beach
Residents of Singleton Beach live in the only island location where marshes directly meet the Atlantic Ocean, yielding fantastic oceanfront views. Most have their own private swimming pools.

Somerset
An oceanfront, five-story building with 27 luxury condominium villas. The private, residential building is located in the Leamington section of Palmetto Dunes, providing spectacular Atlantic Ocean views. The villas range in size. Financing Your Home >Who Pays the Points

When home buyers shop for financing, they must consider two important factors--the interest rate and the points. Each point is equal to one percent of the mortgage amount. If you are selling a home, the buyers may ask you to share the points with them.

The buyer usually pays the points. But if the offer is attractive and will give you the amount you want, paying one or more points might be a good idea. When a contract is presented, your real estate agent will go over the price and terms to help you calculate the net price you will receive. If the offer isn't strong enough or has risky contingencies, you might make a counter offer to increase your profit on the sale by eliminating the points from your selling costs or by increasing the price to help you absorb additional costs you will pay.

In some cases, buyers with limited cash may need some assistance from the sellers to make the transaction work. Your real estate agent will help you look at the total picture and the buyer's overall qualifications, so that you can make a decision based on the bottom line.
